For stucco, our process begins with pressure washing at 2,500-3,000 PSI to remove mildew, dirt, and loose material. We then repair any cracks wider than 1/16 inch with elastomeric patching compound. After 48-72 hours of dry time, we apply a masonry bonding primer followed by two coats of 100% acrylic elastomeric paint. This coating system bridges hairline thermal cracks that develop naturally in Florida's temperature swings.

For brick, the preparation is similar but includes an alkalinity test. New or recently repaired brick can have high pH levels that cause paint adhesion failure. We test the surface, allow adequate cure time (at least 28 days for new mortar), and apply a breathable masonry primer that lets moisture vapor escape without trapping it behind the paint film. Trapped moisture is the number one cause of brick paint failure in humid climates.
